A co-broke is a sale in which two agencies work together: one represents the owner and holds the listing, the other brings the buyer. In landed property it is common, because bungalow owners often appoint one agent they trust while buyers come through many different channels.
How the fee is shared
The owner pays the agency fee to the listing agency under their appointment. That agency then shares it with the buyer's agency on terms agreed between the two. A 50/50 split is common, but it is a commercial agreement, not a rule — so agree it before the viewing, not after the offer.
What to agree in writing first
- The property, the asking price and the owner's appointment of the listing agency.
- The fee split and when it is paid (usually on the SPA or on completion).
- Who registers the buyer, and for how long that registration protects the buyer's agent.
- Who attends the viewing and who speaks to the owner directly (normally only the listing agent).
Why co-broking helps owners and buyers
For the owner, co-broking puts the house in front of every serious buyer in the market rather than only the listing agent's own clients. For the buyer, it means their own agent can show them houses across agencies instead of only one firm's stock. Done properly, everyone wins; done carelessly — without written terms — it is the most common source of disputes between agents.
