Every negotiator's first quarter looks different, but the ones who succeed in landed property tend to follow the same shape: learn the stock, learn the areas, then learn the buyers. This is how we suggest you use your first ninety days with Keystone.
Day one: what you receive
- Your own website on your own sub-domain — for example yourname.keystonegroup.com.my — in English and 简体中文, with live listings for all ten of our areas and your WhatsApp on every button.
- Access to the team's owner database of semi-D and bungalow listings, with price, land, built-up, tenure, gated status and the owner's photo album.
- The agent portal for your own listings, leads and co-broke stock.
- The buyer calculators — stamp duty, legal fees, loan, DSR, RPGT and upfront cost — that you can send to any client.
Days 1–30: learn the stock and the streets
Pick two of our ten areas and walk them. Tropicana and Ara Damansara pair well; so do Damansara Heights and Bangsar. For each, know the precincts, the tenure (freehold or leasehold), which parts are gated, where the entry prices sit and what the last few houses sold for. Join senior negotiators on their viewings — Sendy, Joan and Caindy have been in the market since 2013 — and listen to how they talk about a house's weaknesses as well as its strengths.
Days 31–60: learn the numbers
A landed buyer's first questions are almost always about money. Be able to explain, without looking it up: the MOT stamp duty tiers and the 8% rate for foreign buyers, how the lawyer's fee is calculated under the Solicitors' Remuneration Order, what a DSR is and roughly how much a buyer can borrow, and when RPGT applies on a sale. Our calculators do the arithmetic; your job is to explain it clearly.
Days 61–90: work your first buyers
By now you should be sending your own website to buyers, shortlisting from the database and running viewings on your own. Many first deals come from a co-broke — a buyer you bring to a team listing, or a team buyer you match with an outside listing. Keep notes on every buyer: budget, areas, freehold or not, feng shui requirements, and how soon they need to move.
What we expect in return
Honesty with buyers — the cons of a house as clearly as the pros. Accurate listings, confirmed against the title before any offer. And your REN kept current: every piece of marketing carries your REN number with Gather Properties (E2402/E2419).
