Most new negotiators start with condominium rentals and sub-sales because the stock is everywhere and the deals are quick. It is a reasonable way to learn. But if you already know that you want a long career, there is a strong argument for specialising in landed homes — semi-detached houses and bungalows — from the start.
The arithmetic is different
Under the Scale of Fees made under Act 242, an estate agent may charge up to 3% of the price on a sale. What a negotiator takes home depends on the firm's commission structure and on whether the deal is co-broked, so treat the numbers below as an illustration only:
| Condominium | Semi-D / bungalow | |
|---|---|---|
| Illustrative price | RM600k–RM1.2M | RM2.2M–RM12M (the range of most of our current semi-D and bungalow stock) |
| Agency fee at 2% (illustration) | RM12k–RM24k | RM44k–RM240k |
One landed transaction can equal five or ten condominium deals. That changes how you spend your week: fewer viewings, more preparation for each one.
The buyers are different
A family buying a bungalow in Damansara Heights or Tropicana is making one of the largest decisions of their life. They want someone who knows the title, the tenure, the restriction in interest, the slope behind the lot and what a similar house on the next street sold for. They also tend to stay: the same family will call you when their parents downsize, when a child buys a first home, or when they sell twenty years later. Landed buyers become relationships, not tickets.
The knowledge compounds
There are only so many gated precincts in the Klang Valley. Once you know Tropicana, Ara Damansara, Kota Damansara and Damansara Heights street by street, every new buyer benefits from everything you learned on the last one. In condominiums your knowledge is spread thin across hundreds of projects; in landed homes it deepens.
What it demands
- Patience. Landed deals take longer, and your first one may take months. You need a financial cushion or a transition plan.
- Homework. Freehold versus leasehold, Malay reserve, bumi lots, CCC for renovations, state consent for foreign buyers — you are expected to know these cold.
- Stock. Owners of bungalows rarely list on portals. Working inside a team that already has an owner database is the single biggest advantage a new landed negotiator can have.
